The Sale of Mile High Vienna Stand: Honoring Legacy, Embracing Change
On Wednesday, April 24, 2024, a heartfelt chapter closed with the sale of 300 Santa Fe Drive in Denver. The 2,118-square-foot building at the corner of Santa Fe Drive and 3rd Avenue exchanged hands for $1,325,000. Represented by Pat Henry and myself of Henry Group Real Estate, the Seller bid farewell to a cherished piece of Denver's culinary landscape. Mike Lindemann of CM Commercial Partners helped facilitate the transaction, representing the Buyer.
The sales process began on September 27, 2023, when the property was listed. Seven months later, after a series of twists and turns, the sale concluded. My mentor and partner on the listing, Pat Henry, was the rudder throughout the deal flow from the day we went live to navigating an initial contract in October that fell through, followed sadly by our client Sonny Jarock's unexpected passing in December 2023.
Before its sale, the property housed Mile High Vienna Stand, a well-loved eating establishment owned and operated by Jarock. Since its inception in 2008, Mile High Vienna Stand endeared itself to the Denver community, offering a taste of Chicago in the Mile High City.
Sonny's departure left a void in the hearts of many. During multiple showings at the property, the restaurant attracted customers as early as 10:00 am seeking the best hot dogs Denver had to offer.
In a recent article by BusinessDen, Pat reflected on the sale, saying, "It's a bittersweet deal. I'm sure Sonny would've been happy with the outcome."
The property's new owners, Walter's303, bring a fresh vision to the space. The company, known for its popular pizza concepts, opened its first location in Uptown in 2010. Today, the group has three locations around the Metro area and a fourth in Colorado Springs. This fifth location will focus on to-go and delivery orders as the company takes advantage of the excellent positioning of the property, which offers momentary access to several of Denver's more popular neighborhoods and highways, as well as the large lot which offers 15 parking spaces, a tough-to-find perk in the Mile High City.
Mike Lindemann, the Buyer's broker, underscored the significance of the purchase, drawing parallels to the evolution of the Art District on Santa Fe neighborhood, comparing it to the Highlands twenty years ago.
Amidst the excitement of new beginnings, the sale's closure is marked by reverence for Sonny Jarock's legacy. At the closing table, Sonny's wife, sister, and daughter came together to make the chapter's end official and set sights on the many good things ahead for them.
Sonny's wife Dawn bid farewell to Mile High Vienna Stand in a heartfelt Facebook post, reminiscing on the cherished memories made within its walls: "So many memories, and so much lost. While I'm sure it was the best place to grab a Chicago dog, Windy City sub, or Italian beef for a lot of you, it was that and so much more to our family."
As the doors of Mile High Vienna Stand close, a new era dawns at 300 Santa Fe Drive. The property's sale encapsulates the cycle of change, honoring the past while embracing the future.
