RESTAURANT LEASES CLOSED 2023
In 2023, I represented the owner of the Park 17 development, who was ready to fill the last two street-level retail suites.
The Class-A project, constructed in 2020, features 190 luxury apartments and five retail suites totaling 13,397 square feet at the intersection of Park and 17th Avenue in Denver's Uptown neighborhood.
These two endcaps, Units 1210 and 1290, are prime restaurant spaces ready for exciting new concepts to bring energy and activity to the street. Procuring tenants for these spaces proved to be an exciting and rewarding challenge. Both have been leased for ten-year terms and are in the beginning stages of construction.
Unit 1290 | 2,365 SQUARE FOOT RESTAURANT
Unit 1290 is located at the corner of 17th Avenue and Lafayette Street and has been leased for ten years to an exciting new Japanese restaurant concept.
With dramatic 18’ floor-to-ceiling windows on two sides, the 2,365 square foot space streams with natural light.
The highly desirable endcap suite features a 590-square-foot patio area. This beautiful retail space was delivered in “grey shell” condition and will undergo a full buildout.
To enhance our marketing efforts, these concept renderings were created to paint a picture of what the completed interior buildout and activated corner might look like.
Unit 1210 | 3,904 SQUARE FOOT RESTAURANT
At the opposite end of the building, Unit 1210 is located at the corner of 17th Avenue and Marion Street and has also leased for ten years to a fresh new tapas and wine bar concept.
Unlike Unit 1290, this space was finished in 2021 as a golf simulation bar and restaurant. Unfortunately, the business never opened, and the space sat vacant for some time as we searched for the right tenant to take it over.
The existing infrastructure made this an attractive opportunity for a number of operators. The process became as much about finding a concept we believed would be an excellent fit for the neighborhood and complimentary to the rest of the tenant mix.
The space features the same soaring 18’ foot ceilings seen throughout the retail spaces at the project. The patio area is the first thing visible to traffic coming up 17th Avenue and promises to be a fantastic gathering space for the Uptown neighborhood.
To make the space functional and beautiful as it transitioned away from the golf simulator layout, we brought in the talents of Denver architect Brandon Anderson of LIVstudio.
Brandon, who works extensively in the Denver restaurant space, created three conceptual layouts to help illustrate the possibilities for the new design.
Welcome to Uptown
Uptown is a thriving, eclectic neighborhood with excellent walkability along the tree-lined streets. Sleek modern multifamily developments juxtapose a blend of older Victorian houses.
The boundaries of Uptown are Broadway to the west, 20th and Park Avenue to the north, Humbolt Street to the east, and Colfax Avenue to the south. Residents and business owners are drawn to the area for the same reasons they choose the nearby Capitol Hill and City Park neighborhoods. The location provides easy access to Denver’s most prominent attractions while offering a comfortable scale and a great sense of community.
The Uptown Healthcare District
The Park 17 project is positioned at the gateway of the Uptown Healthcare District. This cluster of facilities includes Saint Joseph Hospital, Children’s Hospital of Colorado, and Presbyterian St. Luke’s Medical Center.
The traffic generated by this district within the neighborhood means opportunities for these new restaurant concepts are plentiful as the community will seek dining options at all hours of the day and night.
