999 S Logan Street, formerly occupied by Orangetheory Fitness, leased on November 17, 2025, on a 10-year term to a regional fitness operator (tenant announcement forthcoming).

The 3,200 SF street-level studio is located at the intersection of I-25 and Logan Street within The Logan Collection, a mixed-use development serving West Washington Park and adjacent neighborhoods. Purpose-built for high-performance use, the space allowed the incoming tenant to step into a turnkey fitness footprint with minimal downtime.

From a market standpoint, this lease reflects continued demand for well-located fitness and wellness space in central Denver—particularly in locations that offer visibility, transit access, and a strong residential base. Former single-tenant fitness spaces with established infrastructure remain especially attractive as operators prioritize speed to market and capital efficiency.

The Logan Collection benefits from daily exposure along I-25, proximity to Washington Park, South Broadway, and South Pearl Street, and walkable access to transit and neighborhood retail. These fundamentals continue to support durable leasing outcomes for service-oriented users with repeat customer bases.
