The Art and Soul of Denver: Announcing the Sale of 808 Santa Fe Drive
I’m delighted to announce the closing of the 2,423-square-foot mixed-use property at 808-810 Santa Fe Drive in Denver, Colorado, on September 27, 2024. After 52 days on the market, the property went under contract at $1,200,000 ($495.25/SF).
I represented the seller, Vizudio LLC, who purchased the property in 2015 for $170,000. When I first connected with the client, online images of the building showed a property needing significant improvements. On Easter Sunday, I visited the property for the first time and was excited to see those improvements had already been made.
Vizudio owner Wayne Rogers is a retired engineer and sculptor passionate about art and great design. Rogers meticulously renovated and restored the two-story property, installing new plumbing, electrical, and HVAC systems and a sleek new storefront.
The street-level retail space was and continues to be, occupied by acclaimed Denver art hub Rule Gallery. I worked with the seller and tenant to access the space and capture beautiful images of the space while maintaining the integrity and privacy of the artists the gallery features by coordinating photography at a time when the gallery was transitioning between exhibits and no artist works were on display.
Upon publishing the listing, interest from prospective buyers was immediate. As showings commenced, prospects admired the outstanding quality and cleanliness of the property. As a broker, it’s always inspiring to have the chance to represent a listing that displays such evident pride in ownership.
The buyer, Saint Ruler LLC, is a duo of vibrant young Denverites who will occupy the second-level space, 810 Santa Fe Drive, as their new office space and continue to lease the street-level space. Savvy in commercial real estate, the buyer opted to forgo broker representation, and I assisted them in the transaction as a customer.
Many building features were attractive to the buyer, and inquiries on the property continued well into the due diligence period as prospects expressed interest in touring in case the transaction didn’t close. Fortunately, the transaction did close. Today, the building turns a page under new ownership while continuing to be a remarkable example of the exceptional asset opportunities in Denver’s sought-after Art District on Santa Fe submarket.
I sincerely thank everyone who was involved in the transaction. Like all transactions, there were twists and turns and challenges to overcome. This deal required collaboration and cooperation from a group of people who each did their part to forge ahead to a positive outcome for everyone involved. The sale of 808-810 Santa Fe Drive was my second opportunity this year to represent a seller in the Santa Fe submarket.
